Assessed values for properties are used by communities to help determine 
how much they will collect from the home owner for tax purposes. I have found 
there can be a wide variance between sales prices and assessed value of the 
property. Using a Realtor or an appraiser might be a better way to determine 
how much a buyer would be willing to pay for the property. I have found 
there is a lag time between current market value placed on a property by a 
buyer (and validated by an appraiser) and the assessed value place on a tax 
collector that may or may not have been in the property.
