[MassHistPres] Energy Costs of Demolition

I recall, but have lost my notes, reading that a federal agency has estimated that when an existing historic building is demolished and replaced by an energy efficient building, it takes 65 years for the new efficient structure to recoup the energy used in the process of demolition and disposal. This being an argument for adaptive re-use. Can anyone point me to an authoritative source for this kind of information?
