[MassHistPres] Conversion of Significant Buildings

Hello,

Could this be best achieved through integration into zoning and review bylaws or ordinances aimed at the preservation of resources such as water supply, agricultural land, forests i.e. community-wide plans? 

Greenfield's Special Permit/Site Plan Review Approval Guidelines include 9."retention of historic features and design which does not detract from properties in the area" and 1. Provision for integrating the proejct into the existing terrain and surrounding landscape ...preserving unique natural or historic features..."  The Historical Commission reviews and comments on these applications.

  Good Afternoon,

  Are there any communities that have an ordinance/by-law for the conversion of historically- or architecturally- significant buildings into multi-family dwellings through the use of a Special Permit?

  Beverly has several older homes and estates on large tracts of land that could be subdivided at some point in the future.  Often when a tract of land is subdivided, the existing home is demolished (we have Demo Delay, which saves some).  A few developers have expressed an interest in keeping the existing homes if they could be converted into townhouses.

  Any examples of existing ordinances that address this issue would be greatly appreciated.
