Jay,
Six months works pretty well in Cambridge, because a) time is money, and we still have a pretty fast-paced real estate market, and b) because we also have a landmark designation ordinance that allows us to initiate a one-year study period (during which the property is protected as though it were already designated) before the end of a six-month delay.
All things being equal, though, I'd recommend 12 months if you can get there with your town meeting.

Tewksbury Historical commission will present an article to next weeks town meeting extending
Demolition Delay By Law from 3 months to 6 months, Solicited advice form membership when
formulating article and received many helpful comments. We expect that the opposition in the debate, if
any will include something along the lines of "What can you do in 6 months that you can't do in 3 which
justifies holding up the property owner." any thought would be appreciated. Thanks for this and prior help.
