[MassHistPres] Single building historic district effect on property value

I am well familiar with the economic literature supporting the positive
effect that the creation of a historic district has on property value.
However, I have not found studies that examined the relationship between
property value and single building historic district (or landmark) houses
which are surrounded by non-historic district properties. Does anyone know
of research that has looked closely at this relationship?
