LHD boundaries are recorded.  You should consult your town counsel but I assume splitting the lot does not remove that part of it from the LHD.

There are LHDs whose boundaries do not follows lot lines.  For instance with very deep rural lots you might sometimes see the LHD boundary set at x-hundred feet from the street.  Brookline has an LHD whose boundary is partially set by the Brookline-Newton line, even though a few properties extend over it.  The part in Brookline is reviewable.

I think you’ll be told the developer would then have an expanded lot partly in the LHD with that part subject to review.
