[MassHistPres] Preservation Restrictions: A Two-Question Survey

Dear Preservationists,
Piling on to Anne's message...
The Town of Duxbury is beginning the process of placing a Preservation Restriction on a recently CPA-acquired historic structure, the Simmons Farmhouse.
It is the Town's intent to sell this property back into private ownership as soon as possible. The Historical Commission is examining the option of having the Town hold the PR as Grantee. This is an alternative to the more traditional approach of engaging a non-profit preservation organization to hold the deed restriction. In a case such as this, the PR terms become part of the RFP materials and closing documents, and the PR is enacted at time of sale.
As we gather firsthand information, I'd like to ask for your input...
Does your City or Town hold any historic preservation restriction easements with your Historical Commission or Historic District Commission as grantee?
And, a separate question: Has anyone worked with a combined Conservation and Preservation Restriction?
