[MassHistPres] Infill and Additions in Local Historic Districts

The Somerville HPC has approved numerous additions ("modern" and "traditional") to countless LHD-designated properties over the years. Here are a few of the many recent ones.


  1.  Somerville HPC approved a (modern) addition  to the West Branch Library (LHD) at 40 College Avenue. It is set back from the main facade. The exterior of the existing library building was also restored.

  1.  Also look at 132 Perkins Street (LHD) (modern addition set back from main Perkins Street facade). The building was already connected to an abutting historic structure on the Myrtle side of the property, so that work is not new, just refurbished).


  1.     1 Westwood Road (LHD), home of the Somerville Museum, was approved for a 2-story, very visible side addition to house an elevator for handicapped accessibility. That project is still in progress.

Brookline approved a single large new side-by-side twin house at 235-237 Walnut St., in Pill Hill, after considerable design review,  It is set well back to align with its neighbors, whereas the developer had wanted the two side-by-side twin houses (4 DUs) set closer to the street, and with greater lot coverage, that were allowed by right under zoning.

These could be examples that met the local historic design guidelines and were approved or ones where there were some challenging aspects to the design review process, resulting in a denial or modification of the design.


Overall, just looking for some new construction or addition examples that are good for discussing the design review process with a local commission.
