[MassHistPres] Demolition delay success?

Brookline's first demo delay case saved the Coolidge Corner Theater — with a combination of luck, enormous community advocacy, and a white knight. There are no other commercial examples of note because developers time out the delay — although Brookline has planning board design review for many projects, which is getting much better.
Demo delay has played a role on the creation of six of our nine LHDs by allowing the neighborhood time to organize a process to petition for one — two LHDs preceded it and one was a single property owner initiated.
Non-NR properties are delayed 12 months. NR properties are delayed 18 months.
Demo delay covers many partial demolitions. Those often lead to mitigation through negotiated design review.
