Perhaps this note will address some of your questions, but feel free to call
me or email me directly if I can help further.

The preservation easements on qualified properties that are valid in
perpetuity and are granted to a qualified organization can result in a
federal tax deduction. This deduction is considered a charitable
contribution. Unfortunately, in the state of Massachusetts, charitable
contributions are not tax deductible on the state tax return. In other
states that we are active in such as NY, the property owners who donate an
easement get both state and federal tax deductions.

I've recently accessed information from the National Trust on "preservation
easements".
Does anyone know whether there are additional tax benefits in Massachusetts
at the state level in addition to federal tax benefits?  Any examples of
successful easements?  I understand that "Historic New England" has been
qualified as an easement-holding organization in some states.
