Sudbury owns a house which it has leased to a family with a substantial percentage of rent being repairs/restoration. The issue becomes when the repairs needed are greater then what was projected or new repairs such as heating systems all of a sudden needing replacement. It can be a plus or minus situation depending on a multitude of factors.

Does anyone have experience with a town-owned historic property where
resident caretakers live in it rent-free in exchange for specified work?
Sherborn has a Purchase and Sale agreement on a house in the Local
Historic District that is next to Town Hall and there are two articles on
the Town Meeting warrant, one attempting to remove the property from the
district and one authorizing the Selectmen to sell the buildings for
removal. The Selectmen want both things to happen as they only want the
land abutting Town Hall. Historical Commission and Historic District
Commission have suggested alternatives but it would be helpful to have
some detail.

Brookline has various town owned buildings with various types of  
tenants occupying them: a fire station occupied by an arts center; a  
huge carriage house occupied by the Larz Anderson motor museum; a  
large house occupied by a music school; a reasonably substantial gate- 
house occupied by a tenant who put a lot of much needed work into it  
in exchange for a longer term lease; two houses occupied by non- 
profits, one residential and one used for office (I believe); two  
houses occupied under curatorial arrangements.  Five of these  
structures are in Larz Anderson park.  Two of the houses are on the  
grounds of elementary schools.  Some I think involve cash rent but  
most involve maintenance agreements and/or in kind services.
