Marcia,

A quick look at the Greenfield’s zoning ordinance provides the following:


1.      Within the Corridor Overlay District-

B. Purpose. The purpose of the Corridor Overlay District is to create attractive entryways into Greenfield, to minimize strip development and traffic congestion, to protect scenic and natural features, and to promote high quality building and site design.


J. Design guidelines. All development except single-family residences in the Corridor Overlay District shall comply with the Planning Board Design Guidelines. The guidelines are intended to express the Town's design objectives for the Corridor and to provide direction to applicants in designing development and to the Zoning Board of Appeals in reviewing development in the Corridor Overlay District. The guidelines are intended to be flexible. Applicants shall address each design guideline but may propose alternative design solutions.

This would be a good starting point—I know there was a letter to the editor in the Greenfield Recorder that did a thorough job of critiquing the design using the guidelines.

Marcia:
Were there any big box retail buildings in Colonial times? Not many I'd say.    I'd hope an historical architect on this listserve could help design something (or at least give a few ideas) in keeping with early New England buildings.

Hello,

Recently, a member of the Greenfield Planning Board told the proponent of a “big box” retail project that she would like to see the design be more like a New England building.   I can think of characteristics of the design that seem to me to not be characteristic of New England: a flat roof, dissimilar window sections, dissimilar forms in joined sections for instance.  Are there people on this listserve  who could help her describe “a New England building” ?
