[MassHistPres] cluster housing

I may have used the incorrect email address when posing a question regarding
cluster housing and open space.  Mendon has a house which is on the National
Register as well as in its Local Center Historic District.  Unfortunately,
this district is merely honorary.  A developer has purchased the land on
which the house is located (approximately 45 acres) and is building a
cluster housing development.  The house sits on the 22.5 acres which has
been designated for open space.  The Mendon HC is hoping to save the house
from demolition.  MGL Chapter 40A Section 9 states that the open space must
at least equal the developed land.  Has anyone experienced this problem?
Could a variance be awarded?  Mendon's Planning Board has approved the
developer's site plan for 16 houses.

                Any advice will be appreciated.
