may i suggest sanding with perhaps 80 grit by hand or machine then finish with 120--150 grit paper...vacuum well, then clean with a tack cloth...i prefer oils to urethanes...a 50/50 blend of boiled linseed oil/turpentine (penetrating coat) followed by a couple of coats of just the oil...touch up can be done pretty easily over the years without having to sand each time...tung oil will also work well...i have heard good things about this product: http://www.tarsmell.com/letonkinois_original.html

I am interested in suggestions concerning refinishing of 130 year old oak stair treads and floors that have seen enough wear to be grainy. They need to be finished but shouldn’t be ground down to look new.
Any suggestions for someone to do this? And how?
Preferably a low sanding or sand free process, if that would work.
