Chris is absolutely correct about "like kind” meaning “the same” — not similar in appearance — e.g. wood must replace wood.
To be even more clear, in Brookline with respect to windows, like kind replacement of single-glazed wood windows means exactly matching single glazed wood windows — not insulating glass — which will fail and have to be replaced in approximately 20 years.
Brookline does have a non-like kind standard that can allow painted wood gutters to be replaced with painted copper gutters of a similar profile — but that is an explicit distinction having to do with the difficulty of getting large capacity wood gutters. It also has on occasion allowed inter-war steel frame casement windows to be replaced with black aluminum casements designed specifically to mimic the steel in appearance when the steel frames were unsalvageable, because they are so difficult and expensive to replace in like kind.
