Jerry -
I'd be happy to help. Somerville has a redevelopment project on a Post Office that is a Local Historic District (LHD) AND that has a preservation restriction on a WPA-era mural on the interior. The developer is also applying for state and federal historic tax credits and, of course, has to adhere to the Secretary of the Interior's Standards. The proposal for the re-use of the space contains several different uses within the building.
Let me know how you would like to proceed.
Best,

Subject: [Massplanners] Historic Protective Covenants - Post Office
Hi All,
We are working on a project here in Reading that involves the redevelopment of a former Post Office. The property has a Protective Covenant held by MHC which holds restrictions on construction/alterations. The plans, as presented to MHC, did not meet their requirements under Standard 9 of the Secretary of the Interior's Standards for the Rehabilitation of Historic Properties.
Does anyone have any experience with this particular issue? We are looking for precedents that can help us with a well-designed project, but also meets the requirements of the Protective Covenant. Bonus points for experience with Post Office redevelopment projects that have a similar challenge.
